Frequently asked questions

What resale flat owners ask us most before renovating.

How is renovating a resale flat different from a BTO?
Resale flats usually need more work: hacking, demolition, rewiring, re-piping and reinstatement of aged finishes. You're often undoing a previous owner's renovation before building your own, which adds cost and time compared with a blank-slate BTO.
Does an older resale flat need rewiring?
Often, yes. Older flats may have ageing wiring and an undersized distribution board that can't support modern appliance loads safely. We assess the electrical system during the site survey and recommend rewiring where it's needed for safety and capacity.
Should I redo the waterproofing in an older flat?
Frequently advisable. Old waterproofing membranes degrade, and a failure can leak into the unit below, a costly dispute. If bathroom tiles are being hacked, the membrane must be reinstated and pass a water-ponding test. We flag waterproofing risk early.
Is renovating a resale flat more expensive than a BTO?
Usually. The extra demolition, disposal, rewiring, re-piping and repair of hidden defects adds cost that a new BTO doesn't carry. The trade-off is that resale flats are often larger and let you reshape a dated layout more freely.
Can I hack walls to open up a resale layout?
You can remove non-structural partition walls with an HDB permit, which is a common way to open up older flats. Load-bearing walls, columns and beams can never be touched. We identify which walls are which before proposing any layout change.
How do you assess an old flat's condition before quoting?
Through a site survey covering the electrical system, plumbing, waterproofing, flooring, walls and any signs of spalling concrete or leaks. This lets us quote accurately and avoid the mid-project surprises that inflate resale renovation budgets.
What common problems appear in older HDB flats?
Typical issues include spalling (crumbling) concrete, corroded pipes, ageing wiring, failing waterproofing and uneven floors from previous overlays. Catching these before design means they're budgeted for, not discovered halfway through works.
How long does a resale renovation take versus a BTO?
Generally longer, often 10 to 14 weeks or more, because demolition, reinstatement and remedial works come before the new build. We give you a realistic schedule at kickoff that accounts for the flat's actual condition.
