What BTO owners ask us most before their first renovation.

How much does it cost to renovate an HDB BTO flat?
As a 2026 benchmark, a 4-room BTO typically runs S$50,000 to S$80,000+, depending on carpentry, finishes and scope. New flats often cost less than resale because there's little hacking or reinstatement. Use our Cost Calculator for a figure matched to your unit.
When can I start renovating after collecting my BTO keys?
You can begin once your renovation permit is approved and, ideally, after completing your defects check. Your contractor files the HDB permit on your behalf; permit-controlled works cannot start before written approval is granted.
Do I need an HDB permit for BTO renovation?
Yes, for most meaningful works. A permit is required for anything affecting structure, waterproofing, fire safety or windows, including hacking non-structural walls. As an HDB-registered firm, we submit the application and manage approval for you.
Why can't I hack my BTO bathroom in the first three years?
To protect the original waterproofing membrane. New BTO flats carry a restriction against removing bathroom or toilet tiles for the first three years, because disturbing the membrane risks leaks into the unit below. We design around this rule so your warranty stays intact.
How long does a BTO renovation take?
Typically 8 to 12 weeks from start of works, depending on carpentry volume and scope. Add time for permit processing beforehand. Because BTO flats need less demolition, timelines are often more predictable than resale.
Should I do a defects check before renovating?
Yes. Inspect and report defects during your Defects Liability Period so HDB rectifies them before your renovation covers anything up. Renovating over an un-reported defect can make it your cost later. We can advise on what to look for.
What should I prioritise on a tight BTO budget?
Spend first on things that are hard or costly to change later: sound layout, wet works, electrical points and durable built-in carpentry. Decor, loose furniture and non-essential feature walls can wait. We help you phase spending so nothing critical is compromised.
Can I renovate before I officially move in?
Yes, most owners renovate in the window between key collection and moving in. Once the permit is approved, works proceed to the schedule we set at kickoff, so the flat is ready by your target move-in date.
