What condo owners ask us most before renovating.

What approvals do I need to renovate a condo?
Condo renovations are governed by your MCST (Management Corporation Strata Title), not HDB. You need written MCST approval before works begin, and structural or wet-area works additionally require BCA involvement and a Professional Engineer. Every development's bylaws differ, so we check yours first.
How much is the condo renovation deposit, and is it refundable?
Most MCSTs require a refundable deposit, typically S$1,000 to S$5,000, held as security against damage to common property and returned after satisfactory completion. If you engage a CaseTrust-accredited firm like us, your renovation deposit is also capped at 20% of the contract value.
What are the permitted renovation hours in a condo?
MCSTs set their own hours, but a common pattern is weekdays 9am to 5pm, Saturdays until about 1pm, with no works on Sundays or public holidays, and a midday quiet period. Some are stricter. We work to your development's specific permit conditions.
Can I hack walls or relocate my kitchen or bathroom in a condo?
Only with approval. Non-structural walls may be hacked with MCST consent; structural elements require BCA approval and a Professional Engineer's sign-off. Relocating wet areas is tightly controlled because of waterproofing and the units below. We confirm feasibility before designing.
How long does MCST approval take?
Usually 5 to 10 working days once a complete submission, floor plan, scope, contractor details and insurance, is filed. Incomplete plans or works near structural elements often trigger revision cycles that add two to three weeks, which is why we submit it right the first time.
Can I change my condo's facade, windows or balcony?
Rarely without restriction. Most MCSTs enforce facade consistency and prohibit unauthorised changes to external windows, grilles, awnings or balcony enclosures. Window replacement must also meet BCA safety rules. We design within your development's external guidelines.
Why use a contractor experienced specifically with condos?
Because condo rules are estate-specific and unforgiving. A firm that regularly handles condos knows how to read MCST bylaws, prepare a submission that clears first time, and avoid the rejected-works delays that catch out contractors used only to HDB flats.
Do condo renovations need a BCA-registered contractor?
For any structural or major wet-area works, yes. Most MCSTs require a BCA-registered contractor, and structural changes need a Professional Engineer. Luxior is BCA-registered, so your works meet the standard your management demands.
