Since 2023, Luxior Concept has designed and built landed homes across Singapore — quietly, and mostly by referral. One studio holds the whole house: architecture-led alterations, the build, and the interiors that make it feel like yours.

The developer's finish is deliberately basic — so this is the moment to layer in carpentry, feature walls, lighting, curtains and smart storage before your furniture (or your tenant) arrives. We also walk the unit with you for a defects check against the handover, while everything's still under the developer's liability period.

What landed homeowners ask us most before renovating.

What approvals do landed home renovations require?
It depends on scope. Interior works with no structural change generally need no planning permission, but structural works and extensions require BCA building plan approval and often URA planning permission, with a Qualified Person (architect) and Professional Engineer appointed. We map the pathway before design begins.
What are A&A (Addition & Alteration) works?
A&A covers additions and alterations to an existing building: extensions, new floor slabs, roof works or reconfiguring structure, as opposed to a full rebuild. A&A affecting structural elements or gross floor area triggers BCA submission and, usually, URA approval.
Do I need a Professional Engineer or architect?
Yes, for structural or GFA-changing works. A registered architect (QP) and structural Professional Engineer (PE) must prepare and endorse the plans submitted to BCA. Non-structural works like painting, finishes and non-load-bearing partitions carry a lighter compliance burden.
How long do landed renovation approvals take?
For a routine landed A&A, the approval clock from frozen design to permit to commence works is typically 12 to 20 weeks, and longer for complex or conservation projects. URA and BCA each run their own review and revision cycles, so approvals are a project phase in their own right.
Can I extend my landed house or add a floor?
Often, subject to URA plot ratio, height controls and setback rules. Eligible landed proposals may qualify for a lighter-touch lodgment pathway; others need formal written permission. We check your envelope and GFA utilisation before proposing any extension so plans aren't rejected late.
How much does a landed renovation cost?
Costs span a wide range. As a 2026 guide, non-structural A&A works start around S$40,000, while structural additions to landed properties commonly begin near S$120,000 and rise with scope, excluding QP and regulatory fees. We quote against your actual design.
What climate challenges do landed homes face in Singapore?
Landed homes are exposed on more sides, so roofing, drainage, external walls and metalwork take a harder hit from rain, heat and humidity. We specify weatherproof detailing, proper roof and balcony drainage gradients, and corrosion-resistant materials for anything outdoors.
Do conservation houses or GCBs have special rules?
Yes. Conservation properties require URA Conservation Permission and must preserve prescribed elements, and Good Class Bungalow areas carry additional controls. These projects run more approval rounds and demand a firm experienced with heritage compliance.
