Frequently asked questions

What business owners ask us most before a commercial fit-out.

What types of commercial spaces does Luxior fit out?
We handle offices, retail shops, F&B outlets, clinics and showrooms. Each use type carries different regulatory and landlord requirements, so we scope compliance and fit-out together from the first meeting.
What approvals does a commercial fit-out need?
Commonly several at once: SCDF fire safety approval, BCA building plan submission, URA change-of-use (if applicable), and landlord or building-management consent. The exact set depends on your scope, use and how the works affect fire safety and structure.
When do I need URA change-of-use approval?
When you change a unit's designated use, for example converting office space into an F&B or retail unit. URA approval (a S$500 processing fee applies) must be obtained before BCA submission, as BCA won't process plans that conflict with the approved use. Don't commit to works before URA decides.
Why is SCDF fire safety approval so critical in commercial fit-outs?
Because layout changes affect life safety. Even a new partition can alter means of escape, fire compartmentation, sprinkler coverage and travel distances. SCDF submission is prepared by a Qualified Person, and operating without final sign-off is a serious regulatory liability. We check fire-safety impact before the layout is frozen.
What landlord or building-management requirements apply?
Every commercial renovation needs written consent from the landlord or building management before work begins. Expect requirements on fit-out deposits, permitted works hours, use of designated lifts and entrances, and reinstatement of the space at lease end. We fold these into the plan from the start.
How long does a commercial fit-out take?
A straightforward office fit-out might build in 6 to 8 weeks, but design and statutory approvals come first: SCDF-affected works can add two to four weeks, and full submissions longer. Your opening programme should include approval time, not just construction.
How much does commercial renovation cost?
Commercial fit-out is usually priced per square foot. As a 2026 guide, office fit-outs commonly range around S$60 to S$250 psf depending on specification, with F&B and retail varying by mechanical, kitchen and shopfront requirements. We quote against your specific scope and site.
How do you minimise business downtime during a fit-out?
Through phasing, clear scheduling and after-hours or sectional works where the premises must keep operating. We plan the sequence around your opening or trading requirements so disruption to your business is contained.
