WHY THIS SPACE MATTERS

Lakeview Cascadia 4-Room: open kitchen, Prime rules and the sun

Lakeview Cascadia is a Prime Location Public Housing project of 1,221 flats in five blocks of 18 to 40 storeys, with a cascading form designed to complement nearby MacRitchie Reservoir. Marymount and Upper Thomson MRT stations are both within reach.

The 4-Room is about 90 sqm in total and 86 sqm internally, roughly 925 sqft. Living and dining are segregated and the kitchen is open concept with a service yard, which makes the home feel larger. Some stacks face the multi-storey car park, and some get afternoon sun at an angle.

Prime flats have a 10-year minimum occupation period. That makes durable finishes and good kitchen ventilation more important than trend-led features.

THE OPPORTUNITY

Make the open kitchen work for real cooking

An open kitchen makes 86 sqm feel generous, but cooking smells and grease travel straight into the living area. We plan a strong hood, easy-clean wall finishes and an optional glass sliding panel so you can close the kitchen off for heavy cooking. If your stack faces the car park or takes afternoon sun, window treatments and furniture placement are planned around that.

OUR APPROACH

A practical design sequence for the Lakeview Cascadia floor plan

We work from the floor plan outward: first circulation and zoning, then storage and services, then lighting, materials and built-ins. For this Lakeview Cascadia 4-Room, the objective is a coherent scandinavian home where the practical decisions are largely invisible once everything is finished.
01
Plan the circulation first
We map the main route through the Lakeview Cascadia 4-Room before adding carpentry, so storage and furniture do not steal useful movement from the ~990 sqft floor area.
02
Make storage earn its footprint
In a Lakeview Cascadia 4-Room, full-height cabinets can be valuable, but only where they reduce everyday clutter without making rooms feel narrower or blocking natural light.
03
Coordinate kitchen and utility zones
For the Lakeview Cascadia 4-Room, kitchen appliances, preparation space, service-yard functions and storage are planned together so wet work and daily household tasks are easier to manage.
04
Use light and materials consistently
Across the Lakeview Cascadia 4-Room, a scandinavian direction works best when lighting temperature, wood tones, surfaces and built-ins repeat with restraint rather than changing room by room.
BEFORE WE DESIGN

What we consider before designing this Lakeview Cascadia 4-Room

  • Project: Lakeview Cascadia, Bishan (launched June 2026, Prime)
  • Waiting time: about 51 months from launch
  • Unit: 4-Room, about 90 sqm total / 86 sqm internal (roughly 925 sqft)
  • Layout: segregated living and dining; open-concept kitchen; service yard
  • Watch-outs: some stacks face the car park; some receive angled afternoon sun
  • Getting around: Marymount and Upper Thomson MRT stations; close to MacRitchie Reservoir
  • Prime conditions: 10-year minimum occupation period

Final dimensions should be checked against your issued HDB floor plan and a site measurement.

THE EXPERIENCE

A Lakeview Cascadia home that feels calm because the difficult decisions were made early.

The strongest outcome for this Lakeview Cascadia 4-Room is not a collection of feature walls. It is a home where movement feels obvious, storage is easy to use and the rooms support the household without constant rearranging.

We use the scandinavian direction to create visual continuity, but the experience comes from practical choices: clear passages, correctly scaled furniture, storage near the routines it serves and lighting that changes with the time of day.

and this page is the resource for its 4-Room owners. The 4-Room at Lakeview Cascadia spans roughly 990 sqft in Bishan, and With Lakeview Cascadia launching Jun 2026, our muji-inspired approach turns the standard shell into a home that feels custom from the day you collect keys

Keep the kitchen open or add a glass panel?
If you cook with strong aromas or high heat, a glass sliding panel keeps the open feel while containing smoke and grease. Light cooks can usually stay fully open with a good hood.
Car-park view: screen it or work with it?
For stacks facing the car park, dim-out blinds or frosted film on the lower glass keep privacy and light. We place the sofa and TV so the main view is inward rather than towards the car park.
Trend finishes or ten-year finishes?
With a 10-year minimum occupation period, durable, neutral finishes in the kitchen and bathrooms age better. Bring in personality through loose furniture, art and lighting that are easy to update.
